The site is one which requires thoughtful redevelopment to facilitate the emerging urban nature of this shopping and business street. Our proposal features a mix of commercial, institutional and residential uses. Over 170,000 SF of commercial and office in the form of grocery store anchor tenant and smaller CRUs, and 280,000 SF of residential development will help create an active, accessible, liveable hub within the city, providing support within the community and enhancing local services.
The development will now consist of 2 towers. The tower on Lonsdale is proposed at 180 ft, and the tower on 14th is proposed at 240ft. These towers will require an Official Community Plan amendment in regards to height. Onni originally proposed 3 towers of 180 ft, but the community engagement process and city staff supported a 2 tower option with taller heights. The two tower option provides much less shadowing on Stella Jo Dean Park, and greatly improves view corridors. Onni has since worked with planning staff to develop this more slender two tower scheme. The renderings below show the newest 2 tower submission, set atop of a reduced commercial podium.
The development also includes a 4 story office tower, which will be located on the 13thStreet.
